Build a property-by-property lease abstraction starting point

Lease Abstraction Pack accepts one lease document or scan up to 80 MB and prepares source text, a Markdown abstract, critical-dates CSV, obligations-register CSV, and JSON. It gives a portfolio team a comparable first view of parties, premises, money, dates, and responsibilities. A human must still read the signed lease, amendments, exhibits, and guarantees. The pack is an intake aid, not legal advice or proof that an extracted term has legal effect.

Start with the documents that control the property

Gather the executed lease and identify missing amendments, renewals, side letters, schedules, and notices. A retail lease may place base rent, service charge, opening hours, and repair duties in different sections. The reviewer should know which files were supplied. A missing amendment is a gap to investigate, not a reason to infer the current commercial position.

Verify every useful field

Check landlord and tenant names, premises, term, rent, deposit, permitted use, repair, insurance, assignment, renewal, and notice language against the original PDF or scan. Compare currency, percentages, dates, notice periods, measurements, and cross-references. Mark illegible text and conflicts. A sorted CSV makes review easier, but it cannot prove that a notice was served or that an option remains available.

Give each follow-up an owner

For a break option, record the trigger, deadline, notice method, payment condition, evidence, and responsible property manager. For insurance, record cover, certificate date, named parties, and renewal evidence. After validation, copy accepted rows into the controlled portfolio register and retain the source. Do not let generated output send notices, waive rights, or replace counsel’s interpretation.

Use a defensible first pass

Leases contain addresses, rent, deposits, and personal contacts. Process only authorised files and preserve the owner’s access boundary; administration of an action does not transfer ownership of its referenced documents.
